As Disney releases their new Multi-Site Public Offering Statement, it has left clues as to the number of Disney Vacation Club points it would take to book a vacation at the Villas at Disneyland Hotel resort, which is set to open on September 28th, 2023 for it’s first cash reservations.

What Is A Maximum Reallocation Chart?

Part of every resort’s Public Offering Statement is a section referred to as the Maximum Reallocation Chart. This chart shows how many DVC points would be required to book at a specific resort, if all rooms were priced identically throughout the year.

A maximum reallocation of Home Resort Vacation Point reservation requirements could result in a “leveling” of all seasons, such that Home Resort Vacation Point reservation requirements would have no variation based upon seasonality or different times of the year and no variation based on the particular Use Days in the week.

Of course, any DVC owner would know that in reality Disney groups different parts of the year into separate travel periods that will adjust the number of points needed to book, either up or down, to reflect the demand during that specific travel period for that specific resort and unit type. Even though the exact points charts are not reflected in the Maximum Reallocation Chart that is contained within the Public Offering Statement, it is a great starting point to compare what to expect for the newest DVC resort, Villas at Disneyland Hotel, to other DVC resorts’ Maximum Reallocation Chart.

  • Deluxe Studios with Standard View, One Bedroom, & Two Bedroom Villas will most likely cost nearly the same between the two resorts
  • Three Bedroom Grand Villas at Grand Californian will most likely be, on average, about 3% more expensive than the same room type at Disneyland Hotel
