Understanding the 2026 Dues Increases

Unlike in 2025, when a couple of resorts saw a slight decrease in dues, every DVC property is projected to have higher rates in 2026. These changes are influenced by several operational factors, including broad inflationary pressures on goods and services, as well as rising costs associated with cast member compensation. These elements directly impact the day-to-day running of the resorts and are reflected in the annual budgets.

Annual dues are a critical component of DVC ownership, as they cover the operating costs of each resort. This includes everything from staffing, utilities, and park transportation to routine maintenance, housekeeping, and property taxes.

Here’s how these funds are typically distributed:

  • Operating Costs: These cover the daily expenses involved in running the resorts, which include housekeeping, utilities, transportation, and front desk operations.
  • Administrative Expenses: This portion is used for the administration of the DVC program, encompassing member services and reservation systems.
  • Maintenance Costs: These funds are used for maintaining and improving the resort properties, such as landscaping, painting, and general repairs.
  • Real Estate Taxes: A share of the dues is directed towards paying the property taxes for the resort.
  • Reserve for Replacement: This is set aside for significant future repairs and replacements at the resorts.

What This Means for DVC Members

The publication of the annual dues is an important financial marker for all DVC members. These figures allow owners to budget accurately for the upcoming year’s expenses, which are typically billed in December and due in January. For prospective buyers, understanding the trajectory of annual dues is a key consideration when evaluating the long-term cost of ownership at a particular resort.

While no owner welcomes an increase in costs, these adjustments are a necessary part of ensuring the resorts are well-maintained and continue to provide a high-quality vacation experience. The detailed budget statements for each resort offer a transparent look into how these funds are allocated, providing clarity on where members’ contributions are being used.

How to Pay Your DVC Annual Dues

Understanding Monthly Auto-Pay
